WAKE FOREST - A NEW 900 ACRE DEVELOPMENT CALLED - TRADITIONS

Wake Forest, North Carolina.  The beat goes on.  Yesterday I told you about the 250 acre Holding Village project in Wake Forest.  In the spirit of “can you top this” Andy Ammons, whose Ammons Development Group developed the 1,800 acre Heritage development (the largest development in Wake Forest), has announced another blockbuster development.  His latest development will be called Traditions.  It is about 900 acres in size and will have distinct commercial and residential zones. The first phase will have 449 single family homes and 173 townhomes.

WAKE FOREST - 250 ACRE MIXED-USE PROJECT NEAR DOWNTOWN

Wake Forest, North Carolina. Holding Farm, a former 250 acre dairy farm, will become a mixed-use village concept containing townhouses, condominiums, single family homes, apartments and a some retail and office units.  The development will be call Holding Village.  It is near the central Wake Forest business district and is in line with the type of development the Wake Forest Board of Commissioners has been looking for.

RALEIGH - A NEW KIDD’S HILL PROJECT BY WEINGARTEN REALTY

Raleigh, North Carolina.  If look’s like a new version (or “vision” if you will) of what Kidd’s Hill should look like and be used for is about to take place.  Houston’s Weingarten Realty shelled out $19 million for the 11.75 acres above and in back of Crabtree Valley Mall.  Who was going to do what and why they didn’t is of little concern now.  Weingarten is going to call their project Crabtree Towne Center.  Their plan calls for 450 apartments and condos, 150,000 square feet of offices and 256,000 square feet of retail and restaurant space.

RALEIGH - DEMAND FOR APARTMENTS INCREASES AND SO DO PRICES

Raleigh, North Carolina.  The 276 unit Windsor Falls apartment complex at Falls of Neuse and Old Wake Forest Roads was sold to Fairfield Properties for $22.8 million.  That is 21% more than the seller, Associated Estates Realty, paid for it in 1998.  The price equals $82,609 per unit.

RALEIGH - AMERICAN EAGLE AND EXPRESS JET TO FLY MORE PLACES

RDU - On May 1 American Eagle will start offering two daily nonstop flights to Louisville, Ky., Jacksonville, Fla. and Kansas City, Mo.  Express Jet recently accounced nonstop service to the same locations.  Express Jet says that by early Summer they will also provide nonstop flights to Birmingham, New Orleans and San Antonio as well.

Raleigh Best City for Jobs.  Forbes.com, the online wing of Forbes Magazine puts Raleigh at the top of its “Best Cities for Jobs” list.  Their reasons for doing so include highly educated population, low unemployment, high income and strong job growth.  During 2006 the Triangle area (of which Raleigh is a part) added 35,000 jobs.  Who are the also rans?  Number two is the Phoenix-Mesa-Scottsdale area.  Number 3 is the Jacksonville, Florida area.  Number 4 is the Orlando-Kissimmee, Florida area and number 5 is the Washington/Arlington/Alexandria, D.C.-Va. area.
