TORONTO PHARMACEUTICAL SERVICES COMPANY MOVING TO RTP

Research Triangle Park Hooks Another Drug Manufacturer.  Patheon of Toronto will be moving its headquarters to RTP.  That move will create 100 new jobs.  The company manufactures drugs as well as providing services.  Last year it had revenues of more than $650 million.  They have already found a site in RTP for their laboratory and are now searching for a headquarters site.  Their timetable calls for them to move into a lab this summer and into a headquarters facility sometime before the end of the year.  While the company has been losing money they have also been restructuring.  Loses have been cut substantially and revenues have shown a strong increase.

RALEIGH - ANOTHER CANADIAN COMPANY COMING TO RALEIGH

Raleigh, North Carolina.  Optimal Technologies of Calgary, Alberta Moving to Downtown Raleigh.  The company provides software and technology to electric utilities.  While they currently have only 20 employees they intend to hire 325 people, or more, during the next 3 years.  That is part of their deal with the Governor per the state incentives fund he controls and with the city of Raleigh.  Each will kick in $325,000 to get them to come here.  The average employee salary would be $71,250; not including benefits.  One fact that impressed local officials is that in October Optimal received financing from Goldman Sachs International in the amount of $25 million. 

ATTENTION FISBO’S (those of you who are selling your home’s without using a Realtor). Put some technology to work and get your home sold!  A substantial percentage of the areas and/or subdivisions home buyers move to are determined by the driving around they do by themselves in their spare time whether they are represented by an agent or not.  This is especially true of those who are moving within the area, or upgrading, downsizing, etc. They are looking for areas that are close to their jobs, that are close to good shopping, close to schools, close to good dining and entertainment, those things that are important to their specific needs.  Their next order of business is homes, townhomes or condos in those areas that are in their price range.  The bottom line is that a very large number of potential buyers, whether they are represented by an agent or try to purchase directly from an owner, are never know to the agent or seller.  They drive by, pick up a listing sheet or flyer out of the yard sign holder and, other than the fact that another listing sheet or flyer is gone, they are never seen or heard from again.  Listing sheets and flyers have no personality and do not provide those private details that are often the most important factors home buyer are seeking.  Furthermore, buyers who have an agent quite often don’t give their agent many of the factors that are important to them however hard the agent may endeavor to get it.

THE TALKING HOUSE.  I use a piece of equipment that is called the Talking House.  It has provided excellent results for me and some of my clients.  It is a radio transmitter unit that broadcasts a five minute message about the home.  Anyone driving by can stop, tune their car radio to the frequency given on the Talking House yard sign and listen to the message.  When I use this equipment for a seller who has listed their home with me I do NOT have a box on the yard sign for MLS sheets.  The idea is to entice the person driving by to call me or their agent to arrange a showing.  Of course for those endeavoring to sell their homes by themselves the idea is to get the person to stop and/or call for an appointment to see the home.  Most agents do not use this equipment because it is expensive.  I own a number of these units.  OTHER than for use with my listings I make them available to builders and to FISBO’s for $30 per month; a dollar a day.  Keep in mind that the unit plays 24 hours a day, seven days a week so regardless of what time of day, or night, someone stops by they can listen to the message.  It is less expensive than newspaper advertising and is seen by and listened to by those who are actively looking and interested.  If you think you would be interested in putting a unit to work let me know.  No, I won’t try and get you to list your home with me.  This is a straight business deal where you rent the equipment for whatever period you decide (there is a 30 day minimum).  Either you or I work up the message and either you or I record it.  To call me or send me an email call the number given below or send an email to the address given below. 

MORE HASENTREE PHOTOS: Below is another set of photos of the Hasentree home I have been posting.  To view them just click on each one separately.  To return to this page and/or the next photo just click - Back.  A cup of hot coffee in the bright and sunny breakfast area (12.5×13) would be a great way to start your day.  The door from the breakfast area opens on to a latticed porch.  The lattice approach is attractive, unusual and provides privacy for you and your guests.  As the porch has a fireplace it can be used for entertaining almost the year around.  On the second floor, just to your right at the top of the stairway, is a great rec room, game room, music room (use your imagination).  To my way of thinking you step up into an area that would be marvelous for dancing.  Put on your favorite records (for whatever age is using the room) and dance to your hearts content.  Eight or ten couples could easily move around the floor without feeling crowded.  The room is lalrge enough for live music as well.  And then there is the bonus room (22×24).  The ways you could set up this room are endless!  YOu could have a couple of pool tables, two or three TV viewing areas and an area for playing cards.  If you need a large room with a lot of light for business purposes this could be it.  Think it up and you can probably do it.  Here also is a photo of one of the second floor bedrooms.

MAYNARD FERGUSON DIES - CANADIANS IN RALEIGH

One of my favorite people is no longer with us.  Maynard Ferguson passed away yesterday.  I grew up with the magnificent big band sounds of Maynard, Stan Kenton, Woody Herman, Count Basie, Duke Ellington to name but a few.  Another thing that has disappeared, along with most of the big bands, is the great ballrooms I used to go to, to see them.  I remember dancing and listening to Maynard at the Val-Air ballroom in DesMoines.  At that time Maynard had a full size big band rather than the smaller groups of later years.  To me, both will be greatly missed - but not forgotten.

It occurs to me than quite a few of my favorite musicians and actors are from Canada.  Maynard, The Boss Brass, Rob McConnell and the Boss Brass, Robert Goulet, Oscar Peterson, Glenn Gould, Captain James T. Kirk (alias William Shatner), Hume Cronyn, Glenn Ford and Lorne Greene.  Those are people who come to mind and I know that there are many, many more.  One, whose music was not my cup of tea but without who New Year’s eve wouldn’t have been the same, is Guy Lombardo and the Royal Canadians.  To me, Guy was as much what New Year’s eve is all about and remembered for as the crystal ball coming down above Times Square.  Of course, there were the movies I enjoyed about the Royal Canadian Mounted Police and the radio program about the same.  Was it Captain Preston of the RCMP?  I think his dog’s name was King.  If that is not correct credit it to time catching up with me.

Many Canadian companies have good sized operations in Raleigh and the Research Triangle.  An article in the News and Observer said that there are at least 600 Canadians living in the Raleigh area.  I recently had the good fortune to work with a Canadian couple throughout the process of both looking for a home and subsequently building one in Raleigh.  I am now working with another great Canadian couple who will be building a very fine home in North Raleigh. May I just say - “Y’all come!” and welcome!
